This home, pictured left went under contract in 10 days and would have gone sooner if not for the HUD guidelines of giving all buyers a 10 day even chance! I cannot tell you how many calls I had from buyers for this house!
I have been working with several buyers lately and we are having problems actually getting inside some of the homes due to so many people buying right now!
Last week I had to reschedule all my appointments due to "gaps" that showed up when homes we had planned on viewing went under contract.
This is a new market here in Warwick, RI and it takes a motivated buyer with a savvy Realtor to get in with a good offer and get the house of their dreams.
What do you need to do as a buyer in Warwick RI?
If you are serious about buying then you need to be ready to buy. This means you have to be prequalified and know what you are looking for. You have to be decisive and ready to "be the best offer".
Sellers are now starting to realize that the market has turned, but not nearly enough so that we have a lot of homes on the market. In fact, it is the very oppposite. Sellers are still a reluctant and there are sellers that are going to "wait" til the market completely turns to list their homes.
Of course there are still some sellers who are listing at prices from a few years ago, but these are not the homes we are talking about. We are talking about competively priced homes in great neighborhoods, many of which have been completely rehabbed by investors who bought up the surplus of foreclosures!
