Just as important as the first impression the buyer gets when entering a home, is that first impression when driving down the very street where the Home for Sale is located. Have a feeling that a majority of buyers are hoping, "Let it be that home; Please God, let it be the home over there or even that home four houses down the street..." And way too often, our cars pull up to the curb and from the street view, there is disappointment enough to go all around. The yard, lot, landscaping (what landscaping ???) had to have been put on hold. Too bad! Too many times!! Make it green, make it colorful, have it 'pop!'  Because, Mr. Seller, you do want to sell, don't you!?!

And Patricia, as you write, all homeowners also, can extend the home living to include a wonderful outdoors. Make it beautiful and then take the time to enjoy it. We on ActiveRain would love to come to a potluck BBQ in one of those Texas backyards. :-))

My outdoor living space is still a work in progress. This year's plan include to finish the front deck and landscape the area. I need an extra hour in the day to help get this done in a timely manner. LOL. I know that isn't going to happen.

Joni, it doesn't sound crazy at all.  Not even for a minute.  The outdoor living space, at least in the kind of surroundings where you live, is very, very important.  Sounds like you spend a lot of time there.  It is your personal "location, location, location."  And no... you're right.  You can't change it.

I love all the detail you go into to make outdoor living space sound so good.  There is a growing trend in California to create a mix of loggias, patios, outdoor kitchens, even TVs to make the space feel like a family room/kitchen outside.
