Don't Let a Builder's New Confidence Steal Your Client

It's apparent that builder confidence is gaining.  No longer are they blasting us with email invitations to ply us with wine and food just to get us to view their projects  In fact, it was not too long ago that when a client would tour a model home, the builder would honor our agency relationship whether we accompanied the tour, or not.

I recently had a client denied my involvement by a builder because I was not present during the initial meeting.  Fortunately, the clients did not like what they saw, but it certainly appears that some builders are beginning to turn their backs upon REALTORS.  Sure, they have a lot of ground to make up after years of laying dormant, but it all will come around again, but for the time being, we may not be the builders' darlings.

So...the lesson might be that we need to once again remember to educate our clients about builder protocol.  We work hard for our commissions, let's not lose a dollar to a builder's new sales standards!

I do wish it was easier to register a client for new homes. We do not have many new homes in my area, so we (agents) are still being courted by the builders.
