What this report tells you: Surprisingly, very few Broomfield homes sold in this, the lowest price range that I monitor. In fact, the numbers are so low it's difficult to draw substantial conclusions.
How to buy a house: You will be competing with investors in this price range, so if you find one that meets your parameters it's imperative to make your offer as attractive as possible.
How to sell a house: If you have a Broomfield CO house for sale in this price range, selling it shouldn't be a problem barring major issues with condition, such as structure.
Broomfield absorption rate: Two months, but that's really misleading with such a small sample
Broomfield homes sold at or above list price last month: One (50%)
This report includes only detached single family Broomfield homes listed or sold for $200,000 or less. (I'm using the term 'distressed sales' to refer to short sales and foreclosures. A 'regular' sale may also have been 'distressed' in the sense that the home was in need of major work.)
