The Kauai Property Tax auction was held today, May 16, 2013 at the County building at Rice St. Bidders & Visitors were instructed to sign up prior to the start of the auction. The meeting room was full.
Auction properties posted. Standing room only at the auction.
Bidding started with the first property, a lot in the town of Waimea. Incredibly there was only 1 bidder and he got it for the base price. The next property was a different story. It was a lot at 2224 Kuai Road in Poipu approximately across from Brenneckes Beach (but one lot in). There were a lot of bidders standing but they dropped out 1 by 1 until there were 2. They battle back and forth until the high bidder, a local appraiser, won the bid with the sales price of $455,000. Still a good price for the location of the lot. Unlike a foreclosure auction bidding increments for the tax auction had to be raised a $1000.00 or higher.
Most of the other properties had just a couple bidders. two properties had no bidders at all. And buyer beware their is usually a reason for this. Sheila Morales and myself had a good time exchanging insights and speculations with other spectators. I'm looking forward to the next auction and maybe might just bid for a client or myself.
