Your Home Didn't sell? What Happens to Expired Listings in Carlsbad?
Why won't a home in Carlsbad CA sell in this market? There could be few reasons, one could be the home was not marketed right. Last year I went to preview a home in Carlsbad CA for an out of town client coming to look the following week. The home had been on the market for months, the MLS pictures had the normal average photos of rooms and the home looked OK.
That was one of the problems, the other was the describtion, again average. 
I previewed, the home was a doll house! It had 300 degree views, the ocean and sunsets, flower fields, the fireworks at LEGOland in the distance and eastern mountains...aka sunrises! It had a large view deck upstairs off the bedrooms, it had a great breakfast deck off the kitchen, it had a bedroom and full bath downstairs, it had vaulted ceilings with crown moulding, it had high end carpet and wood floors, it had fruit trees in the back and it had a finished garage with a workshop! It was priced at $299,000!
If the seller had my experience in real estate they would have been pissed. Our good fortune, my client wrote a full price offer from her home up north after viewing MY PICTURES and VIDEO online. Financing became an issue on the deal, not the buyers fault and the listing on the home expired. They then listed with a mega agent, again the same problem, not a good customized plan to sell the home and they did not come up with a solution on some little financing issues due to the HOA. The sellers hated the lack of personal attention from the mega agent and the listing on the home expired again, they then tried For Sale By Owner. That was a bad decision they figured out on their own..BTW, I stop by now and again, took another better video and sent it to some AZ clients etc. I was the only agent to write an offer.
They called me one morning for a come list me! I assured them I would sell the home, they got excited, I was excited and put together a complete marketing plan. I exposed the home to the USA and the home got alot of attention, for its own good reasons, I just pointed em out excitedly. We had offers, many offers and more wanting to buy the home after it went pending! Yes it sold and very quikly despite the problems with the HOA. I also pointed out the HOA problems, and how it could or would be resolved soon and provided the documentation for all the would be buyers, no problems, again it sold and the new owner is in love with her new home! The sellers have moved on and are happy but best of all they are happy with me and told me repeatedly! I liked that!
