1. Price your home to be competitive in today’s market. Overpricing will cost YOU money.
2. The first offer on your property may be the best offer you receive. Good agents are emailed new properties as soon as they come on the market and they call their buyers right away to discuss them.
3. Consider lowering your price if you don’t get any offers in the first month. If your property sits on the market too long it will get stale.
4. All real estate agents and companies are not created equal. Find an agent and company with a great track record and proven home marketing system.
5. Don’t list with a real estate agent just because they charge the least or the most. Look for the best VALUE. Consider the agent’s and the company’s track record.
6. The price the buyer offers isn’t the only factor in a good deal. Analyze the total package including buyer qualifications, amount down, contingencies and closing dates.
7. You are in competition with other sellers for your buyer’s attention. Your price and condition of your home will influence them.
8. If real estate agents don’t see your property as a good value, they will take their buyers elsewhere.
9. Newspaper ads don’t sell homes. You need a COMPREHENSIVE marketing plan tailored to your property and your needs.
10. Make it easy for agents and buyers to see your home. Buyers want to look at their convenience.
11. There is value in STAGING your home … make it look its VERY BEST!
12. You control the pricing of your home, how it looks and the overall marketing plan; but if buyers won’t pay your price, the house remains yours.
