   Sometimes Buyers do choose you as an agent because you are the listing agent.  The "argument" from a listing agent is often that the listing agent is working for the Seller so the Buyer should crodeohoose someone else to represent them.

   The reasoning from a consumer may be...that the listing agent knows the house better...though a selling agent can certainly learn through observation and inspection by professionals all that they can about a house.  There are those buyers who believe too that they will undoubtedly (?)get a "better deal" if they deal directly with the listing agent.

    We have experiened quite a number of times that with short sales, especially those that are a little more expensive, there is a comfort level that a Buyer has in dealing with us as listing agents because of our familiarity and experience with the process in our market.

     We were dealing with a short sale and had both sides of the transaction and asked the Buyer....an out of town transferree....how did he choose to work with us. "It's not your first rodeo....we know you have the experience to get the sale closed." he said.

     We guide both buyer and seller through every part of the transaction....and lasso that short sale right to closing.  Successful experience is a priceless tool in gaining and retaining business.

  I think Gary....because this is not FLorida, California. Arizona, Nevada where short sales....and the agents who are experieced in them are prevalent...using the same agent who has demonstrated experience is more comfortable....and we accept the challenge.

Terrific Sally.  We don't have things work out quite like that where you'll represent both the buyer and seller.  Resort buyers can be nasty and they usually say, well, you're getting paid on the other end so we'll use bla bla as our agent.  That is of course after you have shown the property to them a few times.

Real Estate agents tend to get a bad rap.  John Q. Public thinks we make too much money and do little.

FANTASTIC, i completely agree and do hear the same thing, many people who are comfortable with the listing agent will work direct. i get that alot in my bank owned homes and short sale listings. There is some listing agents who do not put the effort in where buyers come running for help.

  We often have both sides with short sales Laura...this one just had sooo many extra issues that complicated the whole transaction....that we will be Sellabrating for a month after closing !
