OH NO I'm becoming obsessed with carpet.....

I started looking for carpet for my rehab house last Thursday.  I picked out the carpet I liked best.  Then I realized I needed 120 sq yards of it.....  I am getting into that ridiculous  situation where I keep going to carpet stores and not making a decision.  I must make a decision soon because we want to open up the house by next Sunday.....  I like a brown Frize( sp) that looks quite nice... They want $10/yard plus $8 for pad and installation.  That is a huge amount of money for me.   I don't really want to put junk in.  It will only save me a little bit and make the house look cheap.  I am only carpeting the bedrooms.  This is one huge home....

We need to do something about the beautiful wood floors but that should happen after the open house...

 We will be marketing this 5 bed, 2bath historic home with 3200 sq ft in the Caldwell real estate market for $180,000.  This is a great place for an investor to pick up some inexpensive property.  Call Debbie at 208-761-2551.

Debbie, what needs to be done with the beautiful wood floors?  Perhaps it should be done  before the open house.  Good luck with your rehab.

We will clean them before the open house.... If we still have the home we will sand them next week......

Debbie One trick is to use cheaper carpet and the best padding they have.  It makes the carpet wear better and look more expensive.  Also may I suggest not going with a brown carpet.  People think that it hides dirt etc, but what is shows is every little white lint and white dust.  Also for selling purposes a more netural color might be better.  Like a taupe or beige, dark makes a room look smaller and brown is very taste specific.

If the floors need sanding do it first, before carpeting, sanding floors creates fine fine dust everywhere, you will need to sweep walls and clean clean clean after.  Plus the smell of the sealers takes days to go away.  If they aren't to bad just clean and polish them I get a product at Home Depot that really does wonders. Clean first, several times if needed, with ZEP COMMERCIAL HARDWOOD AND LAMINATE FLOOR CLEANER and them use REJUVENATE FLOOR RESTORER AND PROTECTANT , its's only 1 coat application!  My floors have really come out very shinny and beautiful. 

Good luck on this project - I know how they can snow ball and cost more and more!!  Do you own this property or are you doing this for a client?
