Creating urgency is the ideal way for a listing to result in an offer accepted in one day. The easiest way to create urgency with a fresh listing is to submit the listing into MLS with no showings until the open house. Our MLS allows this.
If a home is priced properly, the home will have a crowd of buyers flowing through. Our last one was yesterday, and Lorraine received a phone call before the open house from a buyer who said she would be there and wanted to make an offer on the house. Of course, she hadn’t seen it yet, but she loved the area.
We frequently hear that from potential visitors but it rarely results in an offer. This was a rare moment, and the buyer did not want to lose the home, especially after seeing so many people wandering through this home. The offer came in $5,000 over list price, and they now have a signed agreement. The urgency to buy was there.
We do so many new construction open house events that now we are providing our fresh resale listings with an open house at 11:00am to 1:00pm on Saturday or Sunday morning. The buyers show up, even though it’s morning!!! Our last three sales happened in one day at a Sunday morning open house. Create the urgency to buy, and you might sell your listing in one day!!!
