Barbara Todaro of Franklin, Ma  writes a very good post about open houses of which as a Broker/ coach I would like to share with you and my agents. We do a one our tour on homes for sale as well as rentals and have had very good luck with those as well. Barbara sets the stage so well for creating urgency and a great way to sell the home quick.

Creating urgency is the ideal way for a listing to result in an offer accepted in one day.  The easiest way to create urgency with a fresh listing is to submit the listing into MLS with no showings until the open house.  Our MLS allows this.

If a home is priced properly, the home will have a crowd of buyers flowing through.  Our last one was yesterday, and Lorraine received a phone call before the open house from a buyer who said she would be there and wanted to make an offer on the house.   Of course, she hadn’t seen it yet, but she loved the area.

We frequently hear that from potential visitors but it rarely results in an offer.  This was a rare moment, and the buyer did not want to lose the home, especially after seeing so many people wandering through this home.  The offer came in $5,000 over list price, and they now have a signed agreement.  The urgency to buy was there.

We do so many new construction open house events that now we are providing our fresh resale listings with an open house at 11:00am to 1:00pm on Saturday or Sunday morning.  The buyers show up, even though it’s morning!!!  Our last three sales happened in one day at a Sunday morning open house.  Create the urgency to buy, and you might sell your listing in one day!!!

Charles, this is an interesting technique about holding showings until the open house to create a sense of urgency with so many showings at the same time.  I, too, like to hold open houses with additional hours other than the standard.  Normally, I hold my open houses for four hours instead of two which is customary in our area. I hold them from an hour before until an hour after the customary time so that if buyers have a lot of homes on their list, they should be able to fit mine in.
