Linden Real Estate Market Report - April, 2013

Linden, NJ, is a city of about 40,500 people in southeastern Union County.  Currently, there are 253 homes offered for sale in Linden, up slightly from March. There were 22 sales in April, up from 16 in March and 22% higher than April of 2012.

The good news for home sellers in Linden is that homes are selling quicker. The average Days on Market in April of 2013 was  98 days, almost 30% faster than homes were selling over the past 4 months and about 55% faster than they were selling in April of 2012.

Homes in Linden sold in April at 95% of the list price. When a buyer is making an offer on a home, this number may impact the offer that they make. Of course, careful consideration of how other market conditions have changed is also important.


While list price has barely fluctuated in Linden over the past 15 months, sale price is down. Homes sold in April, 2013, sold near the lowest prices seen in Linden over the past 15 months. With the inventory increasing, as described above, sale prices tend to be lower.
