I am constantly asked by friends, clients and neighbors about the need for renovations to their home and how this will impact their pocket book when and if they decide to sell.
In Katy/West Houston, Texas, our market is fast-moving and ever changing. Due to the availability of land and the low costs of home production, our resale homes are constantly being compared to new construction. Because of this I suggest the following:
If your home is older than 5 years, there is certainly some updating that would be of benefit to not only you and your family but to your future buyer as well, such as flooring, paint, landscaping, etc. At 10 years or more, you are looking at a pretty major kitchen and master bathroom renovation/update as these are the areas that today's builders are concentrating on to attract buyers.
While building styles may go in and out of fashion, these are items that you really cannot change so it is best to concentrate on those that you can.
- Counter tops - What is "in" today? The biggest bang for your buck is to update your kitchen with solid surface counter tops. Even the entry level builder is including granite or quartz surfaces in their homes so your Formica or older Corian style counters will scream "Update me, please". Be sure to update your back-splash at the same time - again, visiting model homes will demonstrate materials and styles in vogue today.
- Appliances - At age 10, your dishwasher, stove top, ovens and microwave have certainly outlived their normal life expectancy and could use a much deserved rest. While the nation is fascinated with Stainless Steel, all black or all white are still viable choices.
- Cabinetry - If you have solid wood cabinets, why not consider painting or re-staining as well as replacing the old hardware for a fresh new look. If you have typical builder grade cabinetry, you may be in need for replacement - depending on the condition and style.
- Floors - Tile flooring is the material of choice while wood or laminate wood products are popular as well. Vinyl... not in today's world.
- Fixtures - Go visit model homes to see what is being used today. If you still have shiny gold fixtures, you are in need of an update.
If you have specific questions, ask a Realtor in your area as they know exactly what is in demand from buyers and how your planned renovation can impact your future sales price. Also, some renovations can hurt your property value so check with your Realtor first before you begin your project.
