Desert Mountain Real Estate - Is Summer a good time to buy in DM?

As a member of Desert Mountain and REALTOR® for over 14 years, I believe Summer time is the best time to buy in Desert Mountain.  Why you might ask?  The weather of course!  It's well over 100 degrees several days through out the Summer in Arizona.  While some agents may feel that the heat prevents people from looking at homes, that is simply not true.  While completing a real estate appraisal in Desert Mountain today my husband commented on how many of the sales here in DM occur in the Summer months and it motivated me to write this post.

Desert Mountain real estate and homes for sale enjoy a 12-month market, certainly with its own peaks and valleys.  The strongest month historically for sales in Arizona is April and that statistic is true locally and nationally.  I believe the strength with April is generally associated with weather in the northeast where larger populations with more homes to sell begin thawing out. 

I feel the perfect time to negotiate some of the very best deals for Desert Mountain homes for sale is in the Summer months.  Personally, if I were selling my home in Scottsdale, Arizona, I probably wouldn't be here in the heat of the super hot months i.e., June, July, August.  If a buyer were to view my home while I was away, it sure would be nice to sell while I was gone so I wouldn't have to bother with agents and clients coming in and out of my home when I returned.  For those of you who have ever sold a home, I'm sure you can relate. 

In case you haven't heard, the Arizona Real Estate Market is on the rise once again.  Still our real estate prices and real estate taxes are exceptionally low when compared to other Luxury Real Estate markets.  Consider this, the median price for real estate in the San Francisco Bay Area with an average of only 28 days on the market is $819,900 and that's for maybe 2,000 square feet if your lucky.  In Arizona you could buy a mansion for that kind of money and odds are the taxes, golf membership, utilities, and insurance combined in AZ would be less than just the taxes in California.  Considering Arizona is truly one of the most spectacular states to live in 8 months out of the year, it's a super smoking hot deal!  Pardon the pun, just thought I'd have a little fun with that one:)...
