The Kapahi area is in Kapaa and basically contains those areas on and around the Kawaihau Rd area. As we are seeing island wide, the inventory of available listings is dwindling.
Currently there are only three (3) active listings priced from $299,000 to $625,000 with nine (9) in escrow priced from $248,500 to $999,999.
In April there were nine (9) sales ranging from $201,000 to $1,000,000. And so far in May there have been eight (8) sales from $190,000 to $550,000, but there are still a few days left in May.
Kapahi is one of the more affordable areas of Kauai for buyers. The demand for rentals in this area is increasing but availability of rental units is falling.
I know of one(1) listing in Puu Kaa Subdivision that is coming on the market soon, but you will have to be quick as new listings are getting offers almost as soon as they come out on the MLS.
