Market Report for Oak Harbor and North Whidbey Island-

January 1st to April 30th.

Since home sales are quite different for each price range, I thought I would show you what has happened up till the end of April and how the market is trending at the moment in each price category.

Charts show - Number of Sales Vs Number of Active Listings - Oak Harbor and North Whidbey Island, WA.

Homes under $300KNorth Whidbey island Listing report

This chart shows an increase both in sales and listings since the beginning of our Spring Selling season.

This is the most popular price range in this area as in most areas and sales tend to be at lighting speed if the price is set at market value.

Months inventory went from 5 months in January to 8 months for February and March and dropped to 4 months inventory for April.  

Sellers: Low inventory is a good sign for anyone who is thinking of Selling their home at the moment.

Buyers: There are still a nice selection of Homes for sale in Oak Harbor and North Whidbey Island in the under $300K price range.

 

Homes from $300K to $500KJan-April Market report

The chart to the right shows sales were up in March due in part to sales to Military personnel. Listing up but low sales numbers in April.

This price range draws a lesser number of buyers. It is a very competitive market for Sellers. On the other hand Buyers enjoy a wide range of homes to choose from

Months inventory went from 10 months in January to 8 months for February and March and sadly back up to 11 months for April.

Sellers: High inventory is a sign that you need to price your home competitively to have a speedy sale.

Buyers: There are a great selection of Homes for sale in Oak Harbor and North Whidbey Island in the $300K to $500K price range.

 

Homes from $500K to $750KJan-April Market report

The chart to the right shows steady level of listings but slow sales and none in March and April.

This price range draws a lesser number of buyers. It is an extremely competitive market for Sellers. On the other hand Buyers as you can see from the number of listings enjoy a wide range of homes to choose from.

Months inventory went from 10 months for January then dropped to 8 months inventory for February, 9 months in March and up to 10 months for April.

Sellers: High inventory is a sign that you need to price your home competitively to have a speedy sale.

Buyers: There are a great selection of Homes for sale in Oak Harbor and North Whidbey Island in the $500K to $750K price range.

We see a steady increase in Homes on the market in all price ranges. Months of inventory hovers around an average of 6 to 7 months.

Sellers: All signs show that you need to make sure you price your home competitively.
