An Open Letter To Real Estate Agents... Who is in my home?

Dear Real Estate Professional. Once I sign the listing agreement with you to sell my home, and we both share a moment of this warm and fuzzy, inspired for me by the fact that I have a professional marketing my property, and for you, by the tentative promise of a few grand - let's get something straight.

First, I expect that you will be able to find the time to actually go through my home, and learn its layout. I expect that you will know the exact size of my bedrooms, kitchen, living room. I expect that you will venture out back and actually notice the trees in my back yard, and that my patio is in fact enclosed, and that I do have tile floors in wet areas. I also expect that you will put all of that info into the mls.

Second, and i know this may be asking a bit much, i would love it if you could take some decent pictures of my house, including a few of the inside, cause, well, i think it looks pretty cool, and i think that might help my home's chances of selling.

Finally, I would feel great knowing that you know exactly who is looking at my home, and i don't mean virtually, i mean the people walking around my house.  If you must put my home on a combo lock box, I am cool with that, cause i know you have other listings, and can't personally show mine to every buyer's agent wanting to see it... I've been there, and trust me, I understand. But since you, my dear real estate professional, have the code to the lock box that can open my home, I would very much appreciate it if you VERIFIED the information about the RE office and agent calling you for that bit of code... See, the thing is, to sell my home, i had put in all new appliances, and even bought some furniture to make my house look homey! I thought the 12,000 investment would pay off in the end, since the market is tough, and when you are handing the code to anyone calling you on a Saturday morning, without so much as asking them which office they represent, - you could be giving away my 12,000 to someone for no good reason, and since you didn't bother get their name and phone number, we'll never find my antique dining room table, and my Sears appliances...
I hope this won't put too much strain on our newly formed professional relationship, and frankly, if you don't feel comfortable doing these things for me, please tell me that upfront, and I would gladly look for an agent who wouldn't mind taking these steps to insure that my home sells, or at the very least, doesn't get robbed or damaged in the process.

I was inclined to say, "You've got to be kidding." Every item you mentioned here struck me as an "well, of course" item. But then, I know that there are indeed brokers and agents in my area that do not do every one of these.

The sad thing is that you DID have to post this at all, because you're right--there are agents and brokers who don't do these things that any thinking agent would know are all unquestionably necessary. I hope this hits home with some of them!

Inna... we have long since stopped using combo boxes and have no control over which agents show your home. While we can request in MLS that they call first, most ignore this request and show anyway. I do have a record of which agent has entered, and at what time.

As to knowing the details of your home and properly showcasing it's qualities, that in my opinion, is simply real estate 101. Granted, there are a lot of lousy agents out there, but you - the homeowner - are responsible for finding and hiring the best one!  So when you're resdy to see sweetie - I know you'll call me!

All, thank you for your comments. The things described in this blog are based on true events, less that I didn't lose a fridge, nor am I selling a home. The events described were, however, prompted by looking at descriptions conspicously missing dimensions of rooms, as well as listing agents 'forgetting' to ask where I was calling from before handing me the codes to their listed properties. I know that most agents are good and do follow some protocols, and Jenn, I agree, the buyer should only hire the best - it's just that things of this nature are considered common sense by most buyer, which means they don't think it's even POSSIBLE for agents not to do them :-)

Inna - You only forgot to mention one thing. Stop taking pictures of my toilets. If you can't show a different view of the bathroom, get creative and use something else. I am so over agents including a picture of the throne in each bathroom and then boasting about the number of pictures available. Here is a clue....a toilet is a toilet. A toilet by any other name is still a toilet. You are wasting time, space and patience when you actually believe that your picture of a toilet enhances your presentation.

Sandra - yep, some offices still use them. I wouln't let that alone deter me from hiring that agent... It's not the technology used, but dilligence in my opinion... Just take care of the poperty which you are entrusted to represent, that's all i ask.

There is a beautiful home I have shown probably 4-5 times.  It shows as a two bedroom, but it also has a loft with it's own bathroom.  Perfect if someone needs the extra space for a home office or guests, but you'd never know because there isn't a single photo.  What really gets me is that the listing agent has had the listing for OVER a YEAR! 

Last time I checked, my phone even took photos! 

I think I forgot to mention that the agent will make about $20,000 on the sale when all is said and done and can't seem to take a single photo...    I don't get it.

Lisa, yep, that sense of ARGGGG; everyone has them i guess...The ones that do just enough to get a listing - and feel like they are owed the bloody commission after that, no matter what. Oh well!

Sandra, I wonder why anyone would resign with the same agent, unless it's out of some sense of friend/family loyalty. Tell you what - if you are gonna be loyal to me and I suck, do me a favor and hire someone else!!! For some strange reason people feel more ok about being loyal to crappy real estate agents than to hair dresses... Let's see: $500,000 house listed with a moron that'll sit there for over a year, or $40.00 crappy 'experimental' hair cut? Hmmmm...

Inna - Had to laugh at John's comment.  I would have to agree.  It doesn't surprise me that this post was inspired by real life events.  Frankly, I love the tone of your letter and think any competent person professional could surely agree you aren't asking too much.  Now go let Jennifer sell your home:-)

I like having a log of who has entered, which you don't get with the combo box.  It's nice being able to assign a lockbox and print out the activity at the end of the deal for the file.  You can also tell who that cuckoo agent was who took the key out and never put it back.  Can't do that with a combo!  :)

jason: in my state, they only teach you "minimal competence" before you get your license... at least for now. So there you have it, licensed minimally competent people... oxymoron, that is.:-)

Jennifer, i think blaming stupidity on a lock is like blaming one's inability to do math on a cheapo calculator. It's a freaking lock - that's all, and the licensee is or at least should be the gate keeper, never mind all those other things they are supposed to be!

Sandra, i can see how the other locks are easier, and the fact that you have the logs an all... I get it! But i would rather hire an agent who has no access to any high-tech lock but enough brains in their heads to be dilligent when it comes to my property, than rely on a piece of technology to think for them.

Inna, totally agree with all your commentary. Sounds like you're looking for a "competent" and caring agent. You'll find a lot of them within the Active Rain community. Well written post! Came over as you were identified as a hidden gem. I agree.

We track buyers electronically in our area with the Centralized Showing Systems, a third party company that you have to call to get in the house, and the key boxes download the time of entry to them.

A 3rd party solution actually sounds pretty cool; i don't think we have anything like that here. Now, if only we could also get a little robo-agent thingie that would roll into the house and within seconds measure every room, take great photos and then write up awesome mls descriptions... that would be soooo cool! Oops, forgot... Agents are still expected to do those things...

And to think a guy that was an internet lead got mad at me because I would not give him the lock box code to go look at the house himself.  It was a foreclosure and "he saw no harm in it"  He gave an hour notice to show him houses and then wanted the lock box code to see them himself.   Never heard from him again.
