Top Reasons to retain a Buyer’s Representative:
When you contact a Real Estate Agent or Broker, unless you sign a “Right to Represent,” or a “Buyer’s Brokerage Agreement,” the agent you’ve contacted, their broker, the listing agent and the listing broker are all working solely in the “best interest of the seller.” This is and has been the conventional way of doing business on Long Island, New York, but is slowly changing as public awareness increases.
Buyer Brokerage or Buyer Representation is a standard practice in most other states; New York just hasn’t caught up yet. The concept is so simple, that when I explain it in detail to clients, they ask, “What’s the catch?” There is none. The New York Department of State has leveled the playing field. There are no surprises; there is the Right to Represent Contract and a New York State Disclosure Statement that clearly states who your agent or broker works for. There’s no confusion or misrepresentation, it’s clear to all parties involved, that for the same commission rate, (paid to the broker from the proceeds of the sale), you have retained an advocate, your own representative and expert who is working in “your best interest.”
I’ve Represented Buyer Client’s best interests since 1985 and thoroughly understand all of the intricacies of each transaction. I learned, used and applied the many aspects of Buyer Representation as a Real Estate Investor. I’ve also attained the National designation of Accredited Buyer’s Representative, ABR* from The National Association of Realtors and am an active member of the “Real Estate Buyer’s Agency Council, REBAC.” Presently, I am and have been the only Nationally Accredited Buyer’s Representative in Port Washington, Manhasset, Plandome, Sands Point, as well as many other areas. Don’t be fooled, a CBR, Certified Buyer’s Representative does not have the proven credentials of an ABR*!
