Actually ECHFA said, "don't be fooled by our name."
Last week I posted about a CNNMoney.com article which stated that, homebuyers are clueless about mortgages."
It brought to mind two questions. The first was is it true?
And the second was, if so, what are we doing about that.
So let me introduce you to an organization and some nice first time homebuyers programs. ECHFA says they're not first time homebuyer programs, but they are, well kinda, well really, maybe not...you decide.
Anybody ever hear of ECHFA?

That's the Escambia County Housing Finance Authority, and they're located in Florida.
Okay get out your maps.
Escambia County? there it is tucked up in the northwest corner of Florida.
So, why would a guy way over on Florida's east coast have any interest?
because they are "Multi County" meaning they serve 13 different counties, in different parts of Florida.
here's who they serve;
Alachua, Bradford, Escambia, Gadsden, Indian River, Leon, Marion, Martin, Okaloosa, Santa Rosa, St. Lucie, Wakulla, Walton, & Targeted Areas.
What do they do you say? well...
they offer down payment and closing cost assistance programs to first time homebuyers, and others.
You see in the mortgage industry we have a habit of referring to anyone who has not owned a home in the last 3 years as a first time homebuyer, and really if you had owned a home before, but it was more than 3 years ago, then you're not really a first time homebuyer, now are you?
Well you are by definition, at least in the mortgage industry.
most Veterans qualify for an exemption (from the requirement)
also those who live in targeted areas.
So what are they offering, you may be thinking?
would you believe that you could possibly receive a grant up to $6000, not to exceed 4% of the loan amount. and let me be perfectly clear here, that's a grant as in, NO REPAYMENT NECESSARY!
also you could possibly qualify for a 0% interest, deferred, as in NO PAYMENTS, 30 year loan for $7500, with a FHA first mortgage currently at 3.5%
that rate is subject to change without notice, so get em while they're hot.
just to sweeten things a little we're going to reduce your closing costs by waving some of the taxes traditionally charged.
Okay, so you know there's going to be some income guidelines, but really they're not to bad. So isn't it worth a call?
and when you do, make that call, the toughest thing will be deciding which program fits you best.
and remember now when it comes to the Escambia County Housing Finance Authority just
Don't be fooled by their name.
because they're doing their part.
