Road Noise in Laguna Niguel – Is it really so bad?I can't hear myself think!

Road noise seems to be one of those make-or-break items for home buyers. I’ll agree that living next to a freeway may not be your ideal choice of locations but is a little road noise really such a bad thing? Think of it is a rushing stream, or gentle waves breaking on the beach, or just background noise. I know people who have the TV on all day or the radio on all day or music constantly playing – just background noise.

I have a listing in Links Pointe, a gated community in Laguna Niguel, Ca., that fronts to a busy street. This side of the house can definitely sound like a speedway, especially on the weekends when the motorcycles are out. But as soon as you enter the home the noise magically disappears.

Biker waiting until I hold an Open HouseAt a recent Open House many of the people coming to see the home had checked out the aerial view and were concerned about the possible noise. I like to be transparent when I’m showing a home so I’ll point out things like a crack in the driveway or, in this case, I’ll leave the front door open so buyers can hear how much street noise there is. Most people didn’t have a problem and agreed that the home was surprisingly quiet. Others were more sensitive to any noise. One woman in particular marched through the home, stood in the backyard and proclaimed that “this will never do!”

Funny, I sold a home to a couple a few years ago that bought because they wanted a home with absolutely no noise. Three years later they asked me to sell it and stated that it was too quiet.

My feeling is if the home meets 95% of your needs – write an offer. The perfect home may exist out there but you’re going to pay a premium for it and that home may be the one you’re looking at (and it might have a little road noise!)

Brian-Good post, most homes buyers' buy don't meet their criteria 100%, a buying price less than the list price can be deafening .
