There are reasons why a seller might want to leave her home on the market in Sacramento, even after the seller has signed a purchase contract. Just because a buyer and seller have agreed to terms and conditions doesn't mean the home will close escrow. There is still the appraisal to receive and many times a review appraisal is required right before closing.
