You Don't Have to Take That Sacramento Home Off the Market

home for sale in land parkThere are reasons why a seller might want to leave her home on the market in Sacramento, even after the seller has signed a purchase contract. Just because a buyer and seller have agreed to terms and conditions doesn't mean the home will close escrow. There is still the appraisal to receive and many times a review appraisal is required right before closing. The buyer still needs to be squeaky clean all the way through underwriting and be a square peg that fits into a square hole.

Then, there is the home inspection and that Request for Repairs issue to resolve. No home is perfect and there will always be defects, but try telling that to a first-time home buyer who struggles with trust issues to begin with, and you may as well be talking to a wall. The answer to all of this squirmyness and uncertainty is to leave the danged home on the market and don't take it off. There is a way to do it. You are so right, Elizabeth ... NEVER stop showing the property and always entertain a back up offer if things to not feel right on the primary contract.... things happen!!!

Hi Dan: In this particular case, nothing happened and the buyers released all of their contingencies without a hitch. But this strategy made the sellers feel much more comfortable. You can never be too careful. I had a buyer's agent ask me the other day to just "trust" him and he would send me what I asked for. Can't do that and have the sellers' best interests at heart, nope, no can do until he produces the document. Trust no one and always get it in writing.

Hi Chris Ann: Well, almost any MLS can show a home as active if the parties agree to leave it that way. MLS can't change an agreement between the parties. But as agents, we also need to be truthful in our advertising, so my solution actually solved both of the objectives. I just made it up, but it works!!

James: You can use any addendum. I used a counter offer to accomplish what we needed.

Hi David: There is no law that says if the parties agree to keep the home on the market, that you can't do it; you just need to disclose and present a true picture.
