How's The Real Estate Market In Christian County Missouri?

We get that question almost every day.  In a word, HOT!  Just a couple of years ago homes weren't selling very well and prices were way down.

This year has been different and most real estate agents in Ozark, Nixa, Highlandville, and surrounding areas agree the market has turned the corner, at least for now. Homes are selling much better and we have buyers looking but haven't found enough homes to look at.

The main thing we have noticed is there is a shortage of quality listings that are priced in the market.  Sure you can always find overpriced listings that sit and sit, but that doesn't do anyone any good.  You can also find homes that are in very poor repair. Homes that are in good condition and priced reasonably sell quickly. 

Interest rates have been climbing in recent weeks which knocks some buyers out of the market. Hopefully this trend will stop.

Take a look at the numbers. Compared to 1 year ago, sold properties are up 31% and pending sales are up 35%!  Compared to 15 months ago sold homes are up 89% and pending up 48%!  Notice that the number of properties for sale is down 17%!
