I’ve had buyers pay much more for a home because they told the sellers just how much they loved it as well as buyers losing out because they insulted the sellers while going through the home. If the sellers are present, best to hold the remarks till later.
Mama's freaking out 'cause she doesn't like it!
Little did the potential buyers and mama know that the seller could hear E-V-E-R-Y-T-H-I-N-G they said as they perused the property with their agent, offering up their opinions freely! Mama is gifting part of the purchase amount and feels she has the overall say whether they buy the home or not.
The best advice that I can give to buyers: Leave the home and then speak candidly about opinions whether good or bad because they may jeopardize buyer position or worse, negotiating power may be rendered useless. People get excited and emotional in this business but keeping the lips zipped helps to keep everything in perspective.
So, before mama starts freaking out, get her into the car and down the road before she wreaks havoc. Or you may as well kiss your dream home goodbye!
