When Your Number Comes Up in Land Park

land park agentI watched a home go pending in Land Park that I had listed a few years ago when the sellers were thinking about moving to the Bay area. Turns out their job offer had fallen through, so they no longer wanted to sell, and we took the home off the market. It was a tough home to sell, located across from a school and at the corner of a busy intersection.

I saw it go pending within a few days on market, and the sellers had listed with a competitor. I don't know why they didn't call me. Maybe they tried to call me one day and the call went to my voice mail? Maybe they go to the same church as the agent who listed it? Maybe they ran into the agent at brunch and mentioned they were thinking about moving? Maybe the agent was combing MLS for withdrawn listings over the past 5 years and calling all the sellers to see if they would like to go on the market now that the market has turned into a seller's market.

Which is what I should have been doing and haven't. So, I have to look in the mirror for the culprit.

Elizabeth,  I just saw a sign on a property that I put first time home buyers into a couple of years ago.  I kept in touch, sent birthday cards, emails, etc.  When I looked it up on the MLS I saw it was a short sale.  I was very surprised to see they were not able to hold on to the house ... equally surprised that they did not call me.  The home when they bought it was a short sale ... and I've been listing short sales for year.  We never really know why folks make another choice.

Hi Li: I know some agents' immediate reaction is to get angry with the seller, but why?

Hi Kathleen: So true, we don't know why people make the choices they do except that 99 times out of 100 it has nothing to do with us. That's what I've learned over the years.

I've gotten three returned mails in the last six weeks from folks who either wanted to sell or buy with me at one time or another and have used other agents.  I know in one case, they probably didn't use me because they were embarassed by the first go round not working out when their financing fell through.  The others, who knows?

Hi Chris Ann: I had a seller contact me today to say that the home my team sold her two years ago is going on the market with an agent who takes something like 1%. She said otherwise she would have listed with us but she went with cut-rate guy to save money. She's probably losing more money with cut-rate guy than she's making, she just doesn't realize it. That's how it often works out. But at least she told us why she did what she did, and that's certainly her prerogative.

Hi James: I fully accept blame if I screw up. I intensely dislike people who are so fast to point fingers at everybody else in the room when it's their own danged fault.

Who ever knows why people do what they do....we try to maintain top of mind awareness...and then...someone may have a cousin...friend or whomever that just got licensed...
