Do You Have to Attend the Closing?

Since we are located in a military town and recognize that buyers and sellers may be deployed or living in other parts of the world, we have a system in place to accommodate their closing needs. Without the added stress of having to have them schedule a trip just to sign closing papers, we use email and FedEx services to send the official closing documents to them to get them signed, notarized and returned to us to complete the closing in a timely manner.

If a local buyer or seller's schedule will not allow then to attend the closing at the specified time, we can also flex and have an alternate time for one or more of the parties to sign. Even if one of the parties is physically unable to attend we can be mobile and go to the client. It is all about making it easy on the clients and customers.

So Do You Have to Attend the Closing Mr. Buyer or Mr. Seller? No, you don't need to physically be at the closing but we need to know as far ahead of closing as possible so we can make alternative arrangements so your closing will still be completed on time and turn out as planned.

Renna, I've never missed a closing. If nothing else to give my clients support. One closing I did not attend because my seller client wanted to do everything by FedEx. You do have a good system for clients who cannot attend the closing. Welcome to ActiveRain.

Congratulations on the Feature! I always attend closings when they are done in person, with one or both parties, but most of mine are "mail outs" to both. Sure is easy but, at the same time, more difficult to round up any outstanding real estate paperwork!

I get this question alot... and in North Carolina the answer is also "no." There are options to do "mail away" closings, power of attorney closings.

I'm with many of you.  I always attend closing, even if my customer is not attending.  Everyone has a different opinion but I believe it's my duty to see the transaction through to the end.

For my sellers we recommend them not to be at the closing.  Their attorney or closing officer usually has them sign off on the paperwork a couple days before the official closing date.

We haven't been to a closing in years in fact most of our buyers we tellto not go to the closing.  It's just a formality.  Can be done day or week before with merely a notary and e-mail.
