Final Walkthrough

Congratulations - you made it to the final walkthrough! 

It has been a well traveled road to get to the final walkthrough on the home your client is purchasing.  Together you have put in a contract, had negotiations and an acceptance.  The inspections and appraisal have been completed and came in just fine.  Your client has signed off on the Seller Disclosure and the seller has accepted and made repairs from the Buyers Inspection Notice. Whew!

Not to mention your client has worked with their Loan Officer and probably had to jump through some sort of hoops to get all of the paperwork and documentation needed to get through Underwriting.  Everyone is happily getting ready to go in to sign their documents at the Title Company and will come out with a smile. 

Wait - we still have the final walkthrough to do!  This is the moment when buyer of the home begins to stress out again.  They ask many "what if"  questions.  "What if the house has been wrecked?"  "What if the fixes we asked for have not been done?" "What if the house is not how I remember it?" This is our one final time to educate our client on this particular sale.  Calming them is half the battle.  Reminding them that there is an agreement to fix items and if it is not completed, will be soon.  If the home does not appear as it did during the inspection process then the items out of order will be fixed to how the home previously appeared.  

You show up and the home with the client and do the walkthrough.  Everything is in order and the house is ready for them.  There is a big sigh and an even bigger smile!  Your client is happy!

This is what we work so hard and long for - this is what makes our job worthwhile!
