I Brought the Budweiser and The Seller Supplied the Ammo

By
Real Estate Agent with Cedaredge Land Company

I Brought the Budweiser and The Seller Supplied the Ammo.  Last week this seller came into the office. He told me he was interviewing several agents to list his property. When we sat down to talk, I learned he was a different kind of person, and he needed someone to listen to his plans. He had been to several other real estate offices and not all of his experiences were good. I listened a lot. He came by the office several times to chat and share stories.

The seller and I hit it off on a personal level. He's an extremely intelligent man with a lot of life experiences, and he had some great stories to tell. We set an appointment for me to meet him at his property. I had mentioned growing up and spending some of my summer vacations on my dad's cousin's farm and target shooting a lot. The seller loves to target shoot, and he invited me to look at his property and do some shooting. I'm not sure how I got roped into bringing the beer.

I Brought the Budweiser and The Seller Supplied the Ammo

Now Bud Light and ammo may not sound like the usual ingredients for a listing presentation, but in this case it worked for me. Even though I live in an extremely rural area, I've never drank beer and fired guns on a listing appointment. I also don't believe that mixing alcohol and firearms is a good thing to do, either. But there's a first time for everything, and I was up for the experience. I met the seller at his property with some ice cold Bud Light.

The seller just wanted to know he could trust me, and that I was a straighter shooter in my business...yes I had to work that pun in here somehow. But really that's what it came down to. The seller needed to know he could trust me. I did learn how to load and fire a black powder rifle. I related to the seller.

The appointment went well. The property won't be on the market soon. The property is a 4.5 acre parcel with incredible views and it's bordered on two side by a conservation easement. It's very private and has good irrigation water and a well. The seller has some work to do, and there are other things that must happen before he will list the property. There will be a lot of restrictions for showings, and I'm not sure this is a listing I want to take on.

Life is about experiences...good and bad. The last week was one of new experiences for me and some disappointments. This was a good experience, and I've made a new friend.

Hi Debbie - Beer and guns work for me, particularly if they're machine guns, which was the case with some very crazy clients - but I already had the listing. Fortunately, no one was seriously injured :)

Yep, Scott...I figured how much damage could we do with just a six pack between us.

Dick...it sounds like you have the makings of a great blog. Let's hear the story.

Hi, Jeana...I'm not sure I want this listing, but referrals are always nice.

Hi, Sussie...I probably will get it, but I don't think I want it. There are too many restrictions for showings. He's not placing any value on the house and won't allow it to be shown. This seller has MS and he's looking to move for an easier life.

Debbie, that is a good story...sounds like the kind of listing appointment I'd like to take!  Not sure that Budweiser would be my first choice...but as they say..."when in Rome..."!  And l like the "straight shooter" pun.

Sometimes people just have to sell their own home *listing restrictions.  But making a new friend is always good.

Debbie  I have always said that I don't hunt or fish but I will go along and be the 'designated' drinker!  Great story and thanks for sharing it with us.  I just took a listing the seller's would not allow me to enter into the MLS or any other agent to show.  I'm thinking...dead deal.  They posted it on Craig's List and that is all I have done for 4 days...phone calls and showings.  I will sell fast!  You might just take the listing as you never know!  Enjoy

Debbie, sounds like you enjoyed your little get-together with the seller.  All he was doing was "scoping" you out, you know.  He wanted a Listing Agent of a certain "caliber"... and I'm sure he was right "on target" when he found you.  He was looking for reasons to hire you, and I just know you gave him all the "ammunition" he needed to make the right decision.

Great job!

Hi, Nick...I'm not a Budweiser kind of person, but the seller is.

Hi, Jim...it will be a challenge if I get it and take it. I don't know yet if I would accept it.

Hi, Tammy...the seller may decide to do this on his own, but you can't even call him directly. He has a code on his phone that must be used. He's an odd guy with different ideas.

Hi, Willliam...I did show my personal side. This meeting went really well.

Hi, Debbie...I could have done better, but my shooting wasn't that bad. I don't like the black powder rifle. Too much flame, and too much kick. I'm too old for that kind of thing. LOL.

Hi, John...I will let everyone on AR know if I get the listing. I'll blog about it as a new listing. But I don't think I want the listing.

Hi, Jennifer...thanks for stopping by.

Hi, Karen...you are so funny. The seller has several cats that are his pets. He doesn't have anyone, or anything else. No family. He was amazed that his cats warmed right up to me. I told him that animals are good judges of character.

Hi, Joe...life is all about experiences. I look for new experiences every day.

Debbie, I thought your title was really interesting.  But, I'm curious - why will there be showing restrictions?  An obstacle he just couldn't or wouldn't overcome?  Even if he's not placing much value on the home but more in the land, someone may want to live there while building their dream home.  Maybe he'll change his mind with another  six pack of Bud.
