I Brought the Budweiser and The Seller Supplied the Ammo. Last week this seller came into the office. He told me he was interviewing several agents to list his property. When we sat down to talk, I learned he was a different kind of person, and he needed someone to listen to his plans. He had been to several other real estate offices and not all of his experiences were good. I listened a lot. He came by the office several times to chat and share stories.
The seller and I hit it off on a personal level. He's an extremely intelligent man with a lot of life experiences, and he had some great stories to tell. We set an appointment for me to meet him at his property. I had mentioned growing up and spending some of my summer vacations on my dad's cousin's farm and target shooting a lot. The seller loves to target shoot, and he invited me to look at his property and do some shooting. I'm not sure how I got roped into bringing the beer.
Now Bud Light and ammo may not sound like the usual ingredients for a listing presentation, but in this case it worked for me. Even though I live in an extremely rural area, I've never drank beer and fired guns on a listing appointment. I also don't believe that mixing alcohol and firearms is a good thing to do, either. But there's a first time for everything, and I was up for the experience. I met the seller at his property with some ice cold Bud Light.
The seller just wanted to know he could trust me, and that I was a straighter shooter in my business...yes I had to work that pun in here somehow. But really that's what it came down to. The seller needed to know he could trust me. I did learn how to load and fire a black powder rifle. I related to the seller.
The appointment went well. The property won't be on the market soon. The property is a 4.5 acre parcel with incredible views and it's bordered on two side by a conservation easement. It's very private and has good irrigation water and a well. The seller has some work to do, and there are other things that must happen before he will list the property. There will be a lot of restrictions for showings, and I'm not sure this is a listing I want to take on.
Life is about experiences...good and bad. The last week was one of new experiences for me and some disappointments. This was a good experience, and I've made a new friend.
