2....NEVER NEVER TALK BAD ABOUT THE LAST REALTOR IN ANY WAY !!!!!

3....IF YOU SEE DAYS ON MARKET LESS THEN 160 DAYS YOU GOT TROUBLE (YOU NEED TO SEE WHAT IS THERE MOTIVE TO SELL AND MOVE.

4... KNOW ABOUT THE HOME  PULL THE TAX RECORD,OVERHEAD ZILLOW COLOR SHOT,COMPS ON THE SAME STREET ,COMPS SOLD ON THERE STREET,

5...LOOK UP TAX RECORD DO A REVERSE PHONE NUMBER FROM ADDRESS USE eg:WWW.ANYWHO.COM TO PULL PHONE NUMBER .PUT THERE PHONE NUMBER THROUGH YOUR "NO CALL LIST" UNLESS YOU HAVE A ACTIVE AND WILLING BUYER THEN MODIFY YOUR SPEECH TO SUIT 

6...HAVE YOUR SCRIPT IN YOUR HEAD LEARN TO BE FLUID IN YOUR APPROACH , REMEMBER THEY ARE MORE THEN LIKELY PEAVED AT LAST REALTOR,(DON'T THROW HIM UNDER A BUS) YOU  LISTIN TO WHAT THEY SAY AND HOW YOU COME UP WITH A STARTING SENTENCE

IN MY OFFICE WE HAVE A CLAUSE WHICH SAYS "SELLER CAN CANCAL ANY TIME ,ANY REASON NO FEE!!!!!

A LOT OF MATURE AGENTS WILL SAY HELL NO BUT IN 6 YEARS AND 1300 LISTINGS I HAVE GOT CANCELED UNDER  4% of my listings MOST FOR WAY OVER PRICE

DO YOU TAKE A OVER PRICED HOME YA!!!!!!!!!!!!!!!!!!! ANY LISTING ..........AS YOU TELL SELLERS THAT "MRS SMITH HOME DOWN THE ROAD IS ACTIVE FOR $70,000 LESS THEN YOUR HOME LETS SEE WITH OUR ADVERTIZING IF WE CAN MOVE IT 

IF YOU DO EXPIRED TWO HOURS A DAY YOU WILL LEARN TO FEEL THE SOUNDS ON THEM ,SAYING AND LISTENJNG TO THEM ,MOST SELLERS WANT TO GET A HEARING OR A EAR THAT WOULD HELP TO SELL THERE HOME 

IF YOU CALL AND GET THE BRUSH OFF CALL AGAIN AND SAY CAN I SHOW YOUR HOME TO MY CLIENTS AND WILL YOU PAY A COMMISSION  IF I CAN SELL IT ALWAYS HAVE A COMMISSION AGREMENT WRITTEN UP AS WELL AS A LISTING AGREEMENT ,,

Hi Wayne,  great post and good ideals.  I work the expires some, I love working with FSBO"S  and I use the scripts.  I hope to get better with the expires, I just need to do it more,  I wonder if it is best just to go to their door, instead of calling them.  I believe if they see you face to face than maybe there would be a connection.  Thanks for the post and I added you as an Associate,  exit group  Take care and visit my page and read some of my blogs if you want to.
