My 8 Complaints on the MLS by Other Realtors

 

Yesterday I was showing property and had done my research and found all the codes if not Supra boxes, location of boxes and  met up with my clients to show 6 houses. Below is some of the things I found and it really made me angry. We must be more accurate on the MLS and have respect for other Realtors who are showing properties.

 

 

Location of SUPRA Boxes- Make sure the box location is correct so agents are not searching behind bushes looking for the box when the MLS says 'Front Door'. Also when you write 'Supra Box' and they get there and it is really a combo box instead. This is so mean as to waste other agent's time when they cannot get it. When we got to this one house, my clients were also looking in the bushes too until we found the box.

Correct Combo Codes- Make Sure You Give out the correct Combo Code. I found one house to show and the MLS said to text your DRE number and the address so they texted back the access code. When I tried to open the box, it wouldn't open. I texted back the agent and about 15 minutes later, they texted me another code but by that time, we were already at another house.

Call for Alarm Code- I found another property in the MLS that said "Call me for the alarm code before showing" so I left a message for the agent and 10 hours later at 8 pm the agent sent me the code. Too late now! If an agent is going to put this type of message in the MLS, they should respond faster so that others can show the properties to their clients. Isn't that what they want; for a buyer to submit an offer?

Wrong Map Location- Of the 6 houses I showed Saturday, 2 had the wrong location. Many streets break up so you have to know the cross streets or you are driving around for hours looking for the address. The MLS puts a pin where it thinks it is but the agent must check this and correct it if wrong. It is not difficult to fix and makes agents look stupid when they get to the wrong location.

No Front Picture of Home in MLS- This is a violation of our MLS but still some agents have the main picture of the kitchen and no front picture. I like to know what the house looks like when I drive down the street as many recently are not putting up signs.

No Sign on Property- Why in the world do you not post a sign on the property? I have sold many listing from people just driving down the street and calling me to inquire about the home. It makes it so much easier for the agents who are showing the property and gives your seller a better chance to get a good offer for their home.

Description but no Picture- Agents will write "Beautiful Pool" or "Backyard like a Park" and their will be 8 pictures total and 3 are of the front yard (front, right side, left side). Why not include a pool or backyard picture?

Updating Status of Property- I will see comments like "no need to call as status is updated daily" so you get to the property and the seller tells you "Oh we accepted an offer last week". Sometimes when you call an agent and ask, they chew your head off and say didn't your read my comments about updating daily?

As Realtors, we must be respectful to others who go to the trouble of showing our listings. We must all be more careful and accurate. I personally know of a few agents who never leave keys in the boxes and will say "Oh I guess someone took them" but they never replace the keys. I just never show their properties now as they are just waiting to double end their listings.  But we need to be respectful to others and make it easy to show the properties.

 In our MLS, we as Realtors have a way to click on the MLS and report an inaccurate listing but why should we have to do this? Why can't all Realtors be professional and do the right thing?  isn't that what it is all about?

Hi Michael,

I think our MLS is getting better all the time but was sorry when they changed the rules back to allowing combos without Supra boxes. I sometimes write in the agent's comment area a time frame like 'Lock box will be on by 2:00 pm' so I make sure I am timely. I do not want to inconvenience another agent as their time is valuable and their client might buy my client's home. Thanks for stopping Michael and glad I was accurate. Have a good week.

Hi Kimo,

I totally agree but sometimes the buyer will see the home on their MLS search and call me and ask to see it. I always hope for the best and am usually not surprised when the box is missing or code is wrong. I am not sure how they ever sell anything unless they are just waiting to sell it themselves. I feel this is a problem many times.

Hi Theresa,

I like your list and you do seem to take care of business. Your comments made me think back to a pretty expensive  listing I showed. There was no mention of an alarm so I arrived, opened the door and 1 minute later it went off. My clients liked the home so they  just ignored it and walked around. I  waited outside and about 5 minutes later the Sheriff's helicopter flew over and a police unit arrived, saw my car with my signs on the door and just drove off laughing.

So true and the seller is the one who is not getting the fair shake as they expect many buyers to stop by and want to put in offers so when it doesn't happen, they are lowing the price and getting ripped off by their agent.

Hi Gene,

I agree but hoping by bringing up some of these things, that some agents will be more careful and not let it happen with them again as sometimes it is just inexperience and may not happen again once it is brought to their attention. When someone complains to the MLS, a copy goes to your Broker so they do not want this to keep happening as they can be fined too. I agree with you though as we must just go on with our job and not dwell on it. Thanks for stopping by.

Yes it is problems that happen to all of us but luckily we can learn by it and hopefully our local MLS rules will get stricter so the agents will either learn or get out of the business.

my biggest complaint with MLS susytems is that they are not as adaptable to current situations as i would likke to see...more options to re-list a property for example and more "status" option

I agree that it would be nice if we could re-list. It takes a while to click 7 pages of info, add the pictures and luckily we can usually cut and paste the description but it would be nice. Thanks for stopping and I like your comments.

Hi Marte,

You  are correct and hopefully things will get better with better training. I am not a big one to click on violations unless they do not put in the front of the house picture as it messes me up on comps when they skip the front then I have to go find a new comp. Perhaps a few will read this and realize they need to clean up their act. Have a great week.

Home sellers need to speak up when they see issues that create showing difficulties.

Hi Endre,

You can tell that agents all across the country have the same issues and feel the same way. I read and responded to every comment and everyone was in agreement and some had more issues to add to the list. I did not even mention the spelling errors as we can live with them as they do not restrict us getting in but I do feel strongly since they can look at  spell check or have their broker/friend give a 2nd opinion before clicking 'Submit'.

Hi Ana,

I am always surprised when they call something a bonus room and it would be anything from a closet, hallway, add on room or part of the kitchen. Bedrooms are always a surprise. I was in one the other day and they said 3 but there was 4 and it was all original so it was a nice surprise for once.

What a list Kristin!  There's nothing more frustrating than having to apologize for other agent's lack of attention to details. And you cant help but feel it reflects badly on you, even though there was little you could do to prevent it.

Thanks for the positive comments and as you can see all comments left have been from Realtors who have experienced the same everywhere in the US. Interesting enough someone told me there was a negative comment on Twitter yesterday but it was removed before I could see it. Anyone who would be mad is probably guilty of one of these 3 terrible violations and perhaps the increase in MLS fines from $5,000 to $10,000 will set them straight or they will get out of the business.
