Great post. I do not know of many purchase loans where the closing costs can be rolled into the loan. I think of USDA if the appraisal value is more than the purchase price. Another comment is that gifts from family and partners can be used for the down payment and closing costs with FHA. With conventional loans, the buyer has to invest 5% of their money unless the gift is 20% or more.
