What do you get for $125,000,000 in the Greater Los Angeles Area?

 

I have received a number of inquiries from various parts of the country as well as the world asking me. So what do you get for a $125,000,000.00? The answer is not as simple as you would think.  Well for starters, you get the most expensive home in the Greater Los Angeles, CA which happens to be located on North Carolwood Dr in Bel Air CA.

 

The home was built in 2002 on a sprawling land of approximately 182,204 sq ft. Keep in mind one acre consists of 43,560 sq ft. That places this home on 4.18 acres of Prime Land in Bel Air! Upon further investigation we discover that there are two APN (4358-006-048 = 4.163 and 4358-006-034 = .45 acres) for a total of 4.61 acres of land

 

The home has its own name “Fleur de Lys” has been called one of the most beautiful estates in the United States. The home consists of 12 bedrooms, 15 bathrooms and according to various sources about 35,000 sq ft of living space.

The property has been on the Market since April 2007 and this magnificent home is now on the second listing agent. The first Realtor had the listing for four years and the second one had it since April of 2011. Interestingly both Listing Agents had the price at the same price $125,000,000.00.

 

The first listing agent had one picture in the Multiple Listing Service and the current agent has six pictures. I find it interesting there are no virtual tours, no floor plans everything is limited on the internet there are about ten or more different pictures.

 

The building has the look and feel of a European Palace, reminiscent of France, Germany or Austria. A few years ago I spoke to the Architect who designed the home and it was an enjoyable discussion as he explained he has been experimenting with smaller versions of this style in Los Angles. (I need to blog about those homes one of these daysJ)

 

 The profile of the owner: she is a divorce from a Texas Billionaire, who is very firm on her list price of her Bel Air Palace. There are many amenities that I know of, but did not mention in this blog.

Now, that's cool.  I guess, though, there's a very limited # of people who can afford this, so the need to add pictures/video woulds not be going to the target audience.  I would think that interested buyers would need to be screened and then might get the tour.

Hi Endre -- maybe the lack of many photos, a floor plan, virtual tours --- and oh my --- open houses -- haha give the property a more(is that possible at 125M?)exclusive allure?   As Debbie commented - I'm sure the "screening" process to be shown Fleur de Lys is quite extensive.

Bruce, this is a different circle for most people not only Realtors. Just to give you an idea in Los Angeles County there are about ten homes over the $50million list price point.

Debbie you are absolutely right there is a limited target audience for this type of home and it is a choice they can buy anywhere in the world, hence screening the potential candidate is a big portion of the Listing Agent's duties.

Michael indeed it is the exclusive allure, it is for a handful of people who want a Trophy Property in Holmby Hills

Endre - Only you would know to ask the question "what do you get for $125 million" in greater Los Angeles area.  That is one beautiful Bel Air palace for only $125 million.  I hope anyone looking to spend in the $100 - $150 million price range will give you a call.  You certainly know the inventory and market!
