Is It Conceivable A Prospective Seller Might Want Current Market Info?

Real Estate Agent with Resident Realty FA.100079118

no dataIs It Conceivable A Prospective Seller Might Want Current Market Info?  I think so.  I have been searching, trying to find current real estate market data for my area... more out of curiosity than anything else, to see who was providing what information.  I am floored that I have not been able to turn up anything more recent than about 2011 from any of the local agents in this area.  This seems like a missed opportunity to me.

If I was trying to decide whether to put my house on the market right now, one of the first things I would want to know is "how much has the market rebounded from the last 2 to 3 years".  Maybe I'm silly.  Then once I found that information, there is a huge likelyhood that I would interview that agent first.  The one who seems to know what is going on in the market.  The one who thinks it makes sense to share that information with the community.  Again... maybe I'm silly.

I would be very interested to know who, in the ActiveRain community, provides current market data and how you do it?  Blog posts?  YouTube Videos?  And how often do you post it.. weekly or monthly?  And has it been effective for you?

So if you don't mind, and are still reading this post, take the time to comment with how you provide market data and how well it works for you.  I would like to add this information to my next presentation to local real estate agents and would love some examples and testimonials to why you do it and how well it works for you.  Thank you!

Current market information is available to all agent members of the local MLS.

When sellers are interested in selling, they call local real estate agents who provide them with all the market information for their unique area.

I publish market info regularly, but it would be impossible to post about all the communities in my market area.

I think market reports are important for us Realtors first and foremost to really know our market. My market reports do get seen.  I try to make them simple yet informative about the current market conditions and then how this market compares to the past.

I agree that it is critical for agents to know the numbers, but it also seems to me that a lot of people are curious about general market conditions and trends and this would be a great way to provide relevant information, increase your online visibility and "Be the expert".  Thanks for your comment!

Kevin I agree that stats are important but there is nothing like a CMA from the last year showing active, under contract and sold properties which are as close as possible to the subject property to determine value. Perhaps I am off base here and you are talking more in general terms of the market but when I get asked the question "how much can we put it on for" this is what I do.

Nice post.

Yeah i totally agree with you, when it comes to listing a house a CMA is key.  I'm just talking about general information, like just normal people curious about the market.  Wondering if it is getting better, rather relying on the word of some goober in the office who is always speaking as if he actually knows something.... Just general updates that people in the community would be interested in... (how is the market compared to last year at this time.... it's up 9% type of info, a brief post on market "health").
