i had received a call from some clients concerning one of my spec homes,,  now mind you , these clients were from another city, about 3 hours away... after discussing the property with the wife, and just about done ., i offered to show them the house , and out of the blue the husband got on the phone and said i dont do buyers agency,, he proceeded to tell me that he has bought lots of homes and would not deal with the agent. and only wanted to deal with the builders.. i was like OK... and proceeded to tell him that no agent would write on a home , that was listed in mls without a buyers agency agreement signed from buyer... even if it was for a specific listing only.. , i sorta giggled to myself, thinking that every piece of ground or home here in centre county had an agent attached to it,,  to his luck was slim,,,, so me the the good agent that i am,., i sent him all listings from our mls in there category.. shame on me ..??? yes or no??   thanks .....

Brian, I would say that's marketing. You never know, with the extra step you took after he made that statement might be enough to show him that you will do a good job representing him. Best of luck to you.

I think you were just doing your due diligence in providing a potential purchaser with all their options in their price range.  Would you be doing your job if you only sent him listings that were your own?  As agents we are obligated to provide our potential purchasers with as much information as is available and add service to everything we do.

well...every once and a while you run into someone who doesn't get it..they work for a living and expect to be paid...but they don't want us to....it's strange..so I think you did the right thing

DId you ask him WHY he didn't "do" buyer's agnecy?  I guess I am not sure what the issue is here--if he did not understand that you could provide him a service at bascially no cost to him, maybe you just didn't explain it well enough.   People have to trust us and sometimes that takes a while.
