Building after the fact. Home inspection results. Builder in trouble.

There are times when I know for sure a builder has been circumventing the building inspector.

This means the builder did something he was not supposed to do after the building inspector was there and gave the home a clean bill of health an rendered a Certificate of occupancy.

This is the most critical piece of documentation for the builder. The Certificate of occupancy means the home can now be sold and the new home owners can move in.

But what happens after the inspector was at the home can be anyone's guess.

I did get the chance to get to talk to the sellers as they were leaving. I asked if they has a home inspection completed back in 2006 when they bought the home.

They said "No, we bought it from the builder, we have been really happy with the home". Red flag every time.

I then moved forward with the inspection.

When I got to the upstairs and the bed and bath area I did noptice making the turn from the landing in the stairway there was a doorway.

This was not just any doorway.

This is a door way to the closet. No big deal right?

But take a look at the base of the door. What is below the door?

OH, YES NOW I SEE!

Door way unsafe.

This doorway opens up to the stairs. And I mean the stairs going down. The first tread is at 8" the second is at 16" and the third tread is at a whopping 24".

Either this contractor did this work after the inspector was there, or the inspector for the City building department never even looked at the upstairs for a proper evaluation of the codes.

In either case. This is not to code and is a major safety issue.

That is awesome! A multi stepped landing! You can select which level you would like to step down to! Even a child could understand that is dangerous... I wonder how many times someone has fallen over that? Do you think it is that way in every one of those floor plans they build? On the other hand... they did trim it out nicely!

Clint, I encourage my buyers to get a home inspection when buying a new home.  Many do not believe it is necessary, but the ones who do always find something that was overlooked when the builder was building the home.  Having a new inspection is the best money they can spend.
