This buyers' agent REALLY misread the situation!

la quinta luxury homes for saleI had this great listing a couple weeks ago..might've been one of the last great deals left in La Quinta.  It generated multiples of course and one agent in particular had been hunting it.  He wrote an ok offer, and we countered as a multiple offer situation.  He came back with just an okay counter.  My Seller accepted a better offer with terms that worked for her. 

What does he do? 

Insists that I HAD to send a response to his counter.  I told him that my seller had accepted another offer and that was that.  He did get angry!

What in the world was he thinking?  In this market here in the Palm Springs Valley, (as with so many other areas), a GREAT property will not sit around.  If it's generating multiples, that is probably because it is priced aggressively..not hard to grasp.  Write a great offer out of the gate if you want to be taken seriously.  I know that some Buyers don't want to hear what their Agents are telling them about the market, and if that happens, use the experience to help educate your Buyer so that they can WIN the next multiple situation. 

Agents..remember that the inventory is DOWN!  If your Buyers' really want a great property, write a great offer!!!

Or maybe his buyers didn't listen when he told them "make your highest and best" means just that!  I have been frustrated in recent months with clients who think we're playing "Let's get a deal" even when there are three or five offers.  Then they're shocked -- shocked!  -- to learn they've lost out.  <sigh>

When a seller receives multiple offers and one is clearly acceptable, they have no duty to respond to the other offers.

I often wonder where folks get some of their weird ideas. 

"Talk to your broker" is all you can say.
