Don't trust new home sales people in model homes with this concept EVER. Get an agent. Pull ZONING MAPS and see what the zoning is.

Zoning can be commercial right next to your backyard fence where they will build a two story paint store off your patio. Mixed zoning is closer together in parts of town cause it may have been grandfathered in. What about a new car lot COMING SOON with bright lights at night next to your FARM and RANCH?

What will your livestock think about that?

GRAB zoning maps, talk to city fathers about future plans, PARTICULARLY widening of roads coming a year or two out. You will be amazed how a seller OR a new home salesperson just seem clueless on these details and NOT KNOWING THE DETAILS might make you very unhappy in the future.

Certainly a buyer beware situation for anyone that buys something next to a vacant lot. Some have chosen to by the vacant lots just to be safe, if they can.
