There has been a lot of press about the U.S. housing market in the past few months.

So I thought I would put together some data on the Market Trends in the Oak harbor and North Whidbey Island, WA housing market over the past 12 months.

 

Number of Sales Vs Number of Homes on the Market

This chart show us that number of homes on the market(inventory) is down a bit from last year. However, the inventory curve has stayed relatively steady with the usual dip in the winter months.

Sales have risen in April and May which also follows the seasonal trend.

What does this mean to Sellers? Oak Harbor is showing a spike in sales. Price your home competitively and you will probably experience a speedy sale. This will also depend on your price range. See the chart on price ranges below.

What does this mean to Buyers? There is still a nice number of homes on the market to choose from depending on your price range. Still a Good time to buy!!

This is an interesting chart as it gives you an accurate picture of the most popular and competitive price ranges.

The lions share of the sales are between $100K to $400K with the winner being the $200K to $300K range.

What does this mean to Sellers? If your home is in the most popular price ranges you can expect a speedy sale.

Inventory has fluctuated between 8 and 6 months of inventory now the market has stabilised to around 6 months of inventory.

What does this mean to Sellers? On average it takes 6 months to sell a home. The good news is that:

1. If your home is priced in the most popular price ranges you can expect a much shorter on the market.

2. If your home is priced competitively in any price range you can expect a speedier sale than the average

What does this mean to Buyers? Inventory is shrinking a little so don't wait too long. Plus interest rates are creeping up SOOO... it is a Good time to buy!!

All indicators show that the market in Oak Harbor is heating up. Months of Inventory has dipped a little, as there are more people in the market right now. However for the most part prices have remained stable.
