 When buying a home or investment property in a small quaint town like Fountain Hills many would think there are no challenges one would face. They may be surprised to know even small quaint towns have their issues. Don't get me wrong I live in Fountain Hills and LOVE it here, but because I've lived here for so many years I've learned the ups and downs of our town. When it comes to Fountain Hills there are three things you must know about Fountain Hills, AZ real estate. The first being that not all parts of town are desirable. Now compared to downtown Phoenix for example Fountain Hills is a walk in the park. What I mean is that overall Fountain Hills is a great place to live however, there are certain parts of town that are more heavily owned by investors looking to rent out their properties. If you're an investor then that's great, if you're a snowbird or full time resident who will live in the home you buy then you may want to be careful about where you buy in Fountain Hills. Fortunately most condo and townhome subdivisions in Fountain Hills have a rule that the majority of their units have to be owner occupied.     Another thing you must know about Fountain Hills, AZ real estate, like any other city or town there are also busy streets in Fountain Hills with homes that sit on those busy streets. Some people are not bothered by that at all while others wouldn't even consider it. Of course If you're seeing these homes in person then that's the easiest way to know how the home fits into your comfort zone as far as traffic goes. If you're a buyer who's out of state for example sifting through These types of homes can be a little more challenging. Here's one way you might know a home sits on a busy street.  The price point is a little lower than similar homes in town but you're not sure why. Another thing to look out for is little to no photos of the front or back yard, the listing agent may be avoiding the obvious issue at hand. Nowadays you can use online maps to help get a bird's eye view of any property you're interested in. Of course a good agent will be willing to scope out a property for you in person to help you determine if it sits on a busy street as well.   The third things you must know about Fountain Hills, AZ real estate is that Fountain Hills is mostly a custom built community meaning most homes are not built the same. That creates a lot of great options for a home buyer looking for a unique home. However, it can create a unique problem and that is in regards to the pricing. Unless an agent REALLY understands Fountain Hills real estate they may not know how to help you buy or sell a home here. Many homes in cities such as Scottsdale are relatively easy to appraise with the vast number of tract communities that exist. Tract communities are generally master planned communities with homes that are built very similar to each other making them easy to tag with a value. What I would suggest of course is talking with a qualified agent who knows the town and sells real estate in Fountain Hills on a regular basis.
