Danville Foreclosure & Short Sale Market Update

What a difference a year makes. The Danville Foreclosure market has been dwindling for the past several months. There are no bank owned properties on the market right now. Only 3 are pending and year to date there were 9 closed Danville bank owned/forcelosures.

With regard to Danville short sales they may be around for a while yet even those numbers have decreased. There are only 2 short sales active, 20 pending sales. Year to date in Danville 30 short sales have closed.

The sales prices for distressed homes such as foreclosures and short sales in Danville through May 2013 came in at 99% of the list price with 43 days on the market. This compared to equity sales with an average of 101% of list price and 20 days on the market.

For the same period in 2012 there were 94 short sales closed and 31 bank owned properties with a 94% sales to list prices.

In April there were 13 cancellations which can be due to either a loan modification, a short sale or the owner was able to bring the mortgage current.
