Long-awaited Growth

Everyday I wake up and think, "Is today the day when the housing market hits the brakes?"  For many of us 2008 through 2011 was a scary, unpredictable period of time when it felt like there was no bottom to the fall of the housing market.  However, 2012 came and we began seeing babysteps towards a recovering housing market.  Fast forward to June 2013 and we are well on our way to an almost recovered market.  For the past 13 consecutive months, residential home values have been on the rise.  That growth could not be any more pronounced than in the North Atlanta areas including Alpharetta, Cumming, John's Creek, Milton, and Roswell.  Below are a few numbers to help you better understand the growth we are seeing today.

As the economy stabilizes and the unemployment numbers drop I believe this is a trend that is here to stay and even more so in the North Atlanta areas.  Recently, Airwatch, one of the leading companies in mobility technology and securities announced it was adding up to 800 new jobs for its Sandy Springs location.  Additionally, General Motors announced it would be adding 1,000 jobs in its Roswell location.  If that weren't enough, the Washington Post announced Alpharetta High School and Milton High School in the nation's top 200 high schools which are both located in Alpharetta and Milton.  When I ask a Buyer what location they would like to live in and for what reason, the number one reason for most Buyers is schools.  Couple job growth with execellent school opportunities and I believe, at this point, the momentum can't be stopped for this area of the nation.  Actually not just this part of the nation but as well for others like Texas and the Carolinas which consistently rank 1 and 2 in new home sales. 

I believe that as a nation we may have finally learned from our past housing market mistakes and am truly excited for the road I see ahead of us.

"Of the roughly 11 million underwater mortgages, about 3 or 4 million are in default, foreclosure, or foreclosed and awaiting liquidation."

Let's not begin the celebration just quite yet. The party ain;t over til the fat lady sings and she's not even rehearsing. Don;t drink the Kool aid.

Marvin, #5 doesn't share your optimism and neither do I, yet your perspective and analysis is because of your information. Reduction in inventory regardless of the industry or commodity will increase the price and the median price, however, that doesn't translate into a recovery. When the FED stops buying $85B worth of securities every month, only then will I believe in a recovery but that has severe consequences too. Only time will tell, won't it?

Great market report and impressive market gains in your area! The Dallas market is strong and continues to be more conservative in growth than many other markets.  Our prices remained relatively stable during the recession, with slight drops in some micro market areas, so we did not have as much ground to make up as other cities.
