Gina makes a great point here. I have found, many buyers do not realize that one real estate agent can cover many areas. I just recently educated one of my buyers that she didn't need to use a different agent for each and every city she was searching in. NEVER assume the buyers know what you know . . .

first time homebuyers and first time sellers Is your first-timer two-timing you?

First-time homebuyers, sometimes by no fault of their own, two time you.  Is it really their fault?  Some may say yes, and some may so no.  The reality is...it's your job to explain to first-time homebuyers the process of buying a home, from contact to close and that includes explaining to them how you work and how you get paid.

 

It's your job to make sure your first-time homebuyer never attends an open house without signing in with your name; calls another real estate office from a yard sign; makes a property inquiry through a real estate website and/or visits a for sale by owner without you. As a buyer's agent you may request they sign a buyer's agreement, or at the very least request their loyality.  Don't assume they are loyal; don't assume they won't call another office from a sign; don't assume anything!  Don't let your first-time homebuyer two time you!

Shame on me! First-times two timing meFirst-time sellers, sometimes by no fault of their own, two time you too! How can a seller two-time you when they are bound to the listing agreement?  Most times a first-time seller is either a move up buyer or an empty nester. It's your job at the listing appointment to talk about what their plans are if their home sells tomorrow.  Where are they moving? Are they moving local? Are they using you as their agent?   Do they need a referral?  You may think DUH! Of course I'm their agent -- unfortunately, don't assume they are using you. Maybe they don't think you cover the town they are moving to; maybe they think you are only a listing agent; don't assume anything - you must ask the question and explain it to them!  If not, you may find your first-time seller two-timed you!

Unfortunately, like many others, I too have been two-timed by first-timers homebuyers and first-time sellers. Shame on me!!
