Just one look at the Jacksonville Homes for Sale Inventory May 2013 will tell you that our market has gone through a dramatic shift in the last 12 months. When there are 30% less homes on the market, someone is buying them faster than they hit the market. Just under 8,000 homes for sale in the Northeast Florida area with over a million people needing a place to live is a signal - and the chart below tells it.
There is too much great information in this graph to tell you about all of it, but look at the Months Supply of Inventory of Single Family Homes. It is 4.4% for resale homes, which is still the same as April. But new construction is only 3.9%, proving what we have told buyers that builders can't build the homes fast enough. Buyers who are interested in a Jacksonville Home for Sale need to know the market has shifted and we are now in a strong Sellers' market. Of course, there are exceptions in some price ranges and locations, but some areas have a shortgage of homes for sale.
