Today, I spent the afternoon looking at condominiums and townhouses for sale in Hawaii Kai near Koko Head and Hawaii Kai Marina. Sunday is a day for "open houses" between 2 & 5 PM and you would think there would be quite a few to look at.
BUT NOT SO.
Just like everywhere else in Hawaii, the inventory may be high overall - there are over 3,000 condominiums actively for sale on Oahu according to my search on the Honolulu Board of Realtors - but they go under contract very fast. Usually the agents hold a "brokers open" during the week right after the new listing hits the MLS. Chances are, if it's a desirable building and the price is right, it goes under contract within days.
Today, I looked at one townhouse and one condomium development and will show some photos here where there was currently a unit for sale.
"MAWAENA KAI" - 7007 HAWAII KAI DRIVE
This is a gated community of two-story townhouses right on the Hawaii Kai Marina. The one I looked at today was a second story one, with 2 bedrooms and 2 bathrooms, 1,146 square feet of living space. There was a deck with an awesome view. It is fee simple, and was built in 1988.
THE MOST DESIRABLE FEATURE THAT SOME OF THE UNITS HAVE: Some of the townhouses include a dock. But these rarely come on the market.
"PLAZA HAWAII KAI" - 6770 Hawaii Kai Drive
This is a building where you can still get a 2 bedroom, 2 bathroom unit with lanai and views of Koko Head, Hawaii Kai Marina, and the ocean beyond. Living area is 1,030 square feet. It is very close to the Oahu Club, shown here on the view from the balcony.

I have not given more information on these units currently for sale, because I expect they will go under contract soon. But there will be others coming on the market.
