There are only 18 Pine Mill Ranch homes for sale in Katy Texas as through the Houston Association of Realtors®, Multiple Listing Service (MLS), as of June 17, 2013. This is a low number of inventory available homes and there are there are 11 brand new homes included in the total. Typically at this time of the year there are a range of 30 – 60 homes available. There is only 1 home that has pools in the backyard with the price point being $499,900 for a 5 bedroom home. The median list price per sq. ft. is $102.84. Similar to Grand Lakes, Seven Meadows and Firethorne this list price per foot is a high number which reflects the very tight market conditions which exist right now in Pine Mill Ranch as there is only .95 months of home supply inventory. Typically the discount from list in Pine Mill Ranch is in the range of 4 % to 6% but right now it is approximately steady at 4 %. Prices range from a low of $199,000 (new 3 bedrooms home) up to a high of $499,900. The median days on the market are 42 days.
There are no great deals waiting for any buyer to come along to discover in Firethorne, Seven Meadows, Grand Lakes and also Pine Mill Ranch or for that matter in all of South Katy being MLS area 36. If you want to live in this wonderful neighborhood or any of the others I mentioned you need to take action immediately.
There are 27 homes under contract right now. My best guess is that virtually all if not all of these homes will close. One out of 27 homes under contract has a pool in the back yard. I mention the pool situation as many folks relocating from cold weather areas sometimes promise their children that their new home in Katy Texas will have a pool. New home builders do not typically add a pool to their spec homes. I understand prices to build a pool these days are very high versus what we paid several years ago for our pool. Pine Mill Ranch similar to Firethorne has a large number of new homes in its inventory as the builders are attempting to take advantage of the current tight market conditions as best that they can. It is difficult to forecast what the remainders of 2013 holds but following the other mentioned neighborhoods prices of closed sales in Pine Mill Ranch are going higher.
