I remember going to the dentist one day 30 years ago for some experimental work. It required 2 hours of sitting in a chair, having some paste put in my mouth to take a indentation and then having to breath through a tube. All right sez I, I have put this off long enough. I am going to take this on and be done with it. It was a huge inconvenience, a terrible experience but a necessary one

So what happens? The indentation doesn't take and after all the apologies from the dentist (who never did this before), we begin again. What agony, hardship and the thought of it is still here today. After all, I am writing about it BUT only to make this point which is the point and heart of the post:
REAL ESTATE IS NOT A DO-OVER ACTIVITY
The dentist go a "do over" but somethings cannot be done over. Lets talk Real Estate. There are systems in place and many support agencies that make the process of transacting look easy but it is not. You see many things have to take place and get done and each one are part of an important step that all should lead to a profitable conclusion for all.

The stakes are mind blowing as we are dealing in the hundreds of thousands of dollars that is either coming or going. When something is not addressed, it costs money and time and if it goes south then we are talking about lots of stress added to the mix. This can happen anytime within a four year period too
IT IS A FACT
That is why nearly ALL people use an agent when transacting. It makes perfect sense too. There are so many examples but I will give this one. Everyone has an opinion as to what a property is worth. However when a licensed agent gives one, more often than not it is a professional opinion which means there is an implied expertise behind the statement shared...
CONSIDER PRICING AND VALUE...
By contrast, you can surf the net and various sites give opinions on property value and almost all of them are wrong...way wrong. For sellers and buyers who want to go at it alone, this can become costly and time consuming. In another example, Real Estate involves quite a bit of negotiations and stages that one must past through.
AN AGENT IN THE MIX
When one is involved up front, close and personal, they tend to over react or under react both of which are not premium responses but problems in and of themselves. We need resolutions not additional problems. The temptation for something to break down over an issue whether it is minor or more is always present. An agent will protect the client as well as service other parties at all time
GO RIGHT OR GO WRONG
When done right, people move in and move out and money changes hands and this major force and giant task of transferring Real Estate interests is accomplished and from here people are content and life moves forward for all. Anything less has an equal and devastating effect
DON'T TRY THIS WITHOUT AN AGENT
Short sales are example of that. They represent a complete failure of the system that when handled correctly helps injured parties to regroup and move on. The role an agent plays is vital to ending the old and starting the new for all concerned. Real Estate needs special time and attention and that is why it is a regulated industry with its own rules and requirements
GET IT RIGHT
If Real Estate is done right...you don't hear much about it except all good and exciting news. When it is not done right, it dominates and consumes one making it a very hard lesson in life to deal with.
