April  2013 was another exciting month in Sumter, South Carolina real estate.    April had only three (3) fewer properties close than March 2013.  However the number of homes pending increased indicating more closing for the month of May and later during the summer.  


Sumter SC ended April with 214 properties under contract or pending.  March had 182 properties under contract or pending at the end of the month.  This means that including the number of homes sold from 78 in April to an additional 110 properties were placed under contract or pending in April!  The numbers for 2013 continue to improve over the prior years as the market seems to be rebounding from the prior years. 


The Median home price in Sumter increased in April from February.  As did the average home price increase in April  The Average $ per Square Foot increased in April from March, but I would have expected this given the decrease in Median and Average sales prices.  


The charts for April are below.  The general feel of the market is Sumter is showing improvement over prior years.  We will have to keep a close eye on it over the next few months to see if this is indeed the case.  For more information or a free walk thru, please call me at 803-840-7519.
