La Jolla Condos That Sold:
Another big month in La Jolla condo (and town homes), May 2013 saw 54 sold. That was a whopping 63% increase over the 33 condos sold in May 2012, and nine more sold than the previous month, April 2013!
Of the 54 condos sold, the Average price was $724,438. The high was $2,475.000 (beautiful ocean front right on Coast Blvd). The lowest price was $253,000.
Average price per square foot for La Jolla Condos sold was $526.
Average Days on the Market (DOM) was 50. Five were on the market for zero days (sold before hitting the MLS) and 16 were only on the market 10 days or less! What does that say? Here are charts to show the current trends. You can see our market has improved dramatically in the past year. The incredibly low mortgage interest rates (heading up now), and pent up buyer demand, have turned the La Jolla real estate market into a Seller's Market. What we see, in these charts, is inventory has decreased significantly as has days on the market. The MAI (market action index) has increased substantially. ***Note, while still very strong, there does appear to be a plateau forming.
