Okay, I'm new to this "Group" thing, but think it's a great tool. I've created a new group that is all about "Open Houses". What do you do before, during, and after an open house to make it successful. Do you have a funny story? Do you need help figuring out what to do or say during an open house? What are your pet peaves about them?

For Realtor Open houses I send out an automated pre-recorded reminder to let them know the day before. 

For public open houses I advertise on our website and in the local paper using a recorded message also it is a call capture system to generate leads also.

The one thing I don't like about Open Houses is the fact that it provides false hope to the seller b/c for the most part according to NAR the likely hood of selling that particular house to someone that comes in as an Open House is less than 1%.  however the likely hood that I will add buyers to my database is 100% b/c anyone that comes to that open house will sign a register at which time adds to my database.

Thanks for your thoughts. I agree with you, the statistics for selling a property at the open house are poor (I've been told 0.5% - that's 1 in 200). Therefore, I always tell my clients the stats. I leave open houses up to them. If they want one every week I'll do it. If they don't want any, I don't require it.

A great way to advertise a home is to invite the neighbors to the open house. I like to think that people have big mouths, and if someone knows about a home for sale, they will tell others be it a family member, co-worker, friend, or anyone they know. A house may not sell at the open house, but quite often, it sells as a result of it.
