Walden Ponds offers Fairfield Township patio homes built by Inverness Homes.  Walden Ponds is the largest collection of patio homes in the Cincinnati area, with multiple "pods" or subsections of ranch lifestyle/patio homes placed throughout the overall Walden Ponds community.  Quite a few of Walden Ponds patio homes are along the Walden Ponds Golf Course, and those homes tend to get a premium.  Inverness is continuing to offer new construction patio homes with a variety of floor plans, and the lot premium for golf course lots is approximately $15,000.  Overall, new construction prices for Walden Pond patio homes start in the low to mid $200's. Expect prices to increase as you add options to new construction patio homes.

Walden Ponds patio homes are low maintenance, with your landscaping, mowing, mulching and snow shoveling included in your monthly HOA fee!  However, other outside maintenance activities such as roofs and other exterior features of the home are your responsibility.

Anita, It's always an interesting puzzle determining where our area patio homes are.  The builders will tell you where the new ones are, but they won't tell you where they've built and completed them.  Understandable since their job is to sell the new ones, but we and our buyers want to know about both types.

Chris, We've worked hard to identify the area patio homes, and continue to scour the area for more communities that fit the low or no maintenance requirements of many of today's buyers.  Word for word, these niche market posts are the most productive we write.

Bliz, when I think of Patio Homes, Liz and Bill Spear of REMAX/Elite comes to mind. You do an excellent job introducing Patio Homes in Cincinnati OH area. HOA that covers lawn maintenance is often favored by most buyers. $15,000 for Golf Course frontage is not a bad deal at all!

Conrad, In a nutshell, it's a ranch home with a provided lawn care service as part of the HOA.  Unlike a ranch condo where the association is responsible for the outside of the building, the homeowner of a patio home is responsible for the exterior of the home.  Patio homes are usually made of low maintenance materials, so outside maintenance should be minimal.
