An ALERT regarding current volatile Interest Rates
and HOW they can effect your transactions

 

      Last Friday, after an especially volatile couple of days in the market, I sent out an email to my referral agents, brokers, and others regarding what was taking place as it pertained to Interest Rates ... and how a rise in Interest Rates might effect their clients and transactions.

 
     Here is my email, as it read last Friday (6/21/2013) ...

     Interest Rates are RISING!

     The markets have been especially volatile over the last few days.  Interest Rates, already heading up, appear to be rising even more at this time.

     As you head into the weekend and the coming weeks, your new clients and those that have already written Contracts, may be asking you for info regarding what they are hearing and seeing.  They'll be anxious and wondering if/how they will be effected as they move forward.
 
   For their protection ... and yours ... it will be best to always check with me regarding Interest Rates on an ongoing and individual basis.  By doing this, you will be sure to have up-to-the-minute info, projections, and facts on your client's behalf.
 
     Remember:  The Internet and media rates your clients are seeing are NOT reliable and are NOT personalized to their personal financial scenarios.
 
     I will continue to keep you alerted to the changes I am seeing as they unfold.  As always, should you have any questions or needs, please .. do not hesitate to contact me.

     It is important to remember, that for some clients, even a very small change in interest rates can be critical.  Some may need to be re-approved or their files re-examined regarding their ability to continue with their transaction and financing.  I am reaching-out to my clients ... plus their agents, to keep everyone informed regarding this situation.
 
    During this time, the active support of my referral partners will be critical to the success of our clients' transactions ... and vitally needed.  While always true, during these periods of volatility in the markets, such as we are currently experiencing, that fact rises dramatically in importance.

    It is predicted by many that Interest Rates are on the rise and will continue to do so through the end of this year.  At minimum, rates will be sensitive to the market's swings and somewhat erratic.

 
     An ALERT regarding current volatile Interest Rates and HOW they can effect  your transactions.  Good communication will remain key to reaching successful Closings for clients.  I hope passing on the email written to my own referral partners and clients helped inform you further as to current trends ... but also acted as an "alert" to you regarding your mortgage financing (or that of your clients).

Gene, Thanks for the heads up. I will just have to keep up more frequently with rates. That said I just can not worry about rates to much. As my father said many times "don't worry about the mule going blind just load the wagon".

Gene, I remember years ago when the rates were moving and it made deals fall apart. We would hurry to get the contract so the buyer could lock the rate before it went up again and they didn't qualify.

Gene, you are so right!  New Lenox is booming with new construction.   With the rising rates, we are seeing a spike in model traffic and sales.  Savvy buyers know their buying power is diminishing.  We expect Sanctuary Pointe to be Sold-out within the next month and are opening Sky Harbor off Laraway Rd.   You're phone will probably be ringing off the hook with hopeful buyers!

Definitely, true Michael.  The more educated and aware a client is ... the better their chances are of being successful ...

Debbie:  It's so important for agents to be aware of this issue.  Those clients that have agents like you at their side will fair much better throughout their entire process of home buying ...

Richie:  Good way to put it!  This only increases the importance of having an experienced, pro-active professionals at your side while in the process of buying or selling a home ...

Linda:  John and Sandi were estimating that would be the case just by counting the number of foundations being put in right now!  Congrats to you on the achievement ... and Best of Luck with the new project, Sky Harbor.  I would love to have the opportunity to work with many of your future Buyers ...

Harry:  True ... I always say Lenders have a batting average just like major league baseball players do.  It's important that those seeking financing find out what a Lenders Closing average is prior to working with them.  Lenders can promise the moon, but making sure they can and DO deliver on their promises is more important now than ever before ...

Here at Allen Tate Realtors we have the advantage of having a lender and an insurance agent in our office.  They usually make some comments to us at our weekly sales meetings on changing conditions. Our lender was reminding us this morning that the increase in rates could very easily keep some of our buyers from qualifying.

This is becoming a tough, and worrisome, issue and making sure buyers, and sellers (who will likely buy, too and will be impacted by the changing pool of buyers) are aware of these issues and how they personally are affected is essential. I have asked all my buyers to get the most updated pre-approval they can, and you can bet I am telling each and every seller that we need to carefully scrutinize all pre-approvals coming in with offers.

Waiting to buy could be a mistake for many buyers, espeically with prices also (currently) rising.

Rates change all the time. We have gotten used to 'stable' interest rates the last few years. Personally, I see nothing but increased rates in the future.

An increasingly hard thing to know when to do, Kathy.  Like walking a tightrope ...

Team Honeycutt:  You're going to be SO glad you have your Lender nearby during this challenging time with rates.  A great benefit to all within your office .. and your clients.

Jeff:  I absolutely LOVE that you are acting pro-actively on your clients' behalf.  They should be glad they have you doing so too.  This is going to be a stressful time, no doubt about it.  At least in the short term, there will be alot of anxiety surrounding rate locks and interest rates.  Best of luck to you and all your clients, Jeff ... appreciate your comment ...

Than:  True .. rates changed often in the past.  I think the sudden volatility after the announcement by the Fed took many off-guard (even tho it had been warned that the inevitable would come).  What do they say?  All good things must come to an end??  Thanks for stopping by ...
