Selling a Home in Johns Creek Georgia, The Seven Deadly Selling MistakesSelling a Home In Johns Creek Georgia The Seven Deadly Selling Mistakes

You may have heard the buzz from friends and neighbors, from the media, and from real estate insiders: Selling a home in Johns Creek Georgia is in a constant state of evolution this year.  There are tips and tricks that you should know if you want to sell for the highest possible price, and in the shortest possible time.

Selling a Home in Johns Creek Georgia, Avoid The Seven Deadly Selling Mistakes:

  1. Pricing your property too high.  This is a sure fire way to sell your home for thousands lower than you could have if it had been priced right to begin with.
  2. Mistaking yesterday's value for today's value. Home values in Johns Creek are changing at a fast pace this year.  The value of your home today may be quite different in four or six weeks. Always work closely with a Johns Creek real estate agent who can provide the most recent data for valuing your home before you place it on the market.
  3. Failing to showcase your home. When attempting to sell your home to prospective buyers, do not forget to make your home look as pleasant as possible. Make necessary repairs. Clean. Make sure everything functions and looks presentable. A poorly kept home in need of repairs will surely lower the selling price of your property and will even turn away some buyers.
  4. Trying to "hard sell".  Buying a home is an emotional and uncertain time for buyers.  The worst thing you can do is follow them around the house pointing out all the features and improvements you've made.  They will feel as if they're being pushed into choosing your home, and it can have the opposite effect than you want.
  5. Trying to sell to "looky loos".  Many lookers are not ready or able to buy the homes they are looking at. Many buyers go out into the market to see what they can get for their money weeks and months before they are actually ready to move.  They often haven't been qualified by a lender yet, and look at homes that they simply can't afford.  There is no point in trying to force a sale onto these lookers as they are not emotionally or financially ready.
  6. Not knowing your rights and responsibilities.  Real estate contracts are legally binding documents, and they can often be complex and confusing. Not knowing the usual and customary concessions that buyers and sellers make in your market can end up costing you thousands during contract negotiations.  Trust in your real estate agent to guide you.
  7. Limiting the marketing and advertising of your property.  Your real estate agent should employ a wide range of marketing techniques and should be available full time to answer inquiries about your property.  The three Ps method of marketing, putting a sign in the yard, putting it in the MLS, and praying it will sell, are not likey to get your home SOLD for the highest price, or in the shortest time possible.
